When we show you properties that are not our own listings, we act as your Buyer's Agent.

As your Buyer's Agent, we represent you and you alone.  We have a legal obligation to look our for YOUR interests, not the Seller's interests.  But our services cost you nothing, since all commissions are paid by whoever is selling the home.

Pre-view homes for you on our own time.

Recommend mortgage bankers, so that you can get the critical Pre-Qualification Letter prior to making an offer on a home.

Prepare a full, written Comparative Market Analysis (CMA).  (if you were buying a home without being represented by a buyers agent, and you asked the SELLER’S agent to do this, they almost surely would not, because they work for the interest of the seller.)

Research & verify the property taxes, monthly maintenance fee, and homeowners association restrictions on the home you are thinking of buying.  I will direct you to sources of information about the location and test scores of your local schools.

Research commuting distance, routes, and times.

Estimate your monthly house payment, and break it down for you into its component pieces.

Estimate all your closing costs, and add them up for you.

Review the financing deals proposed to you by your mortgage bankers.

Direct you to a list of qualified Texas property inspectors.  Also termite inspectors.

Negotiate with the Seller and his/her Agent on your behalf, oversee the written offer, examine the final contract, check all the closing costs, and accompany you to the Closing, to make sure everything is in order.
